Standard Home Inspection
Our standard home inspection is a comprehensive evaluation of the interior and exterior of your home. The non-invasive inspection is based on our observations of the visible and accessible areas of the structure, its systems and components. Following your inspection, you will receive a comprehensive report, complete with photos, that includes information on any material defects I observed on the date of the inspection. The report is a narrative style report that is very easy to understand. No “check in the box” inspection reports here!
Duplex, Four-Plex, Multi-Family, Light Commercial we do it all. Our vast commercial experience allows us to provide a fully comprehensive inspection report for your commercial investment.
New Construction Inspections
Some people may feel that when purchasing a new home there is no need for a home inspection. Its brand new, right?! WRONG! Even with new construction we find several defects that need correction. It is much easier for the General Contractor to make the necessary repairs when the Sub-Contractors that they use are still in the area than it is to wait years down the road when those small problems have turned into something larger.
Even the most vigilant homeowner can, from time to time, miss small problems or forget about performing some routine home repairs and seasonal maintenance. That’s why an Annual Inspection is a valuable tool to help keep your home in good condition and prevent it from suffering serious, long-term and expensive damage from minor issues that should be addressed now.
Wood Destroying Organism (WDO) Inspections
Wood-destroying insects and other pests can cause serious problems in the wooden structural components of a house and may go undetected for a long time. Their presence may not be noticed, but the damage they cause is usually seen before the insects are found. Our inspectors are licensed structural pest inspectors with State of Washington Department of Agriculture and are trained with the latest techniques in locating and identifying wood-destroying insects and organisms. New Construction Warranty Inspections
Most builders offer a one-year warranty on a new home. I’ll come out during the 11th month and perform a full inspection before the builder’s warranty expires. This is your last chance to get repairs done by the builder before the warranty time expires. We will also provide our “blue tape service” where we will mark all interior imperfections that are visible with blue masking tape to make it easier for you to show the builder what needs to be repaired.
Unchecked mold indoors can damage the structure of a home, cause wood rot, damage drywall, and, most importantly, mold can cause negative health effects. A professional mold test starts with a thorough inspection of your property. We will investigate any signs of past or present water intrusion, which can promote mold growth, and we will take samples from any suspected mold growth for an independent laboratory analysis. (more…)
